Babworth House Estate / 2003 – 2005
Client: Byrne Lewis Constructions
Supervising Surveyor: John Reid, Geoff Borrill
Background:
Babworth house is situated in Darling point and is a heritage listed house. The house itself was built in 1912 in the arts and crafts style has had a long history having had a number of uses including that of a nurses hostel, and a long association with the Horden family
Our client obtained the property with a view to creating luxury oversized and exclusive penthouse style apartments. The balance of the grounds was the domain of a separate developer who wanted to create units and tennis courts to enjoy the view and the estate
Our Involvement:
- Detail survey of entire site for planning and design purposes.
- Advice to client and other consultants regarding subdivision issues, easements
- Measured building survey of Babworth House
- Draft Strata subdivision plans
- Draft Community Subdivision plan. The community plan is highly complex having to take into account the varied concerns of heritage, council, future maintenance, preservation of the fabric and intention of the original house.
- Final Community plan
- Final Strata Plan
Company Achievements:
This is a prestigious development with units selling for in excess of $2 Million each. The constraints to the subdivision ensured innovation was required. The constant changes to plans as a result of work in progress was also a challenge. The end result was pleasing to the council and heritage council. |
