363 George Street / 1999 - 2003
Client: Australian Growth Properties
Supervising Surveyor: Joe Frasca
Background:
The property is located in the heart of the CBD on the corner of King and George with frontage to York Street as well. The project involved the refurbishment of the York Street heritage building and the ANZ Bank building also a heritage building. These buildings were then to be integrated into a new building at 363 George Street to replace the then existing run down shops.
The result was a 30 storey office tower above the heritage buildings, shared basement car parking, loading docks and the like. The basement is accessed from the adjoining building basement as well.
Our Involvement:
We began the project by undertaking an identification survey as part of the due diligence process of the client. This quickly turned into a detail survey of the site and more.
- Detail survey of site
- Measured building survey of the York Street Buildings
- Measured building survey of George Street buildings
- Consultation on subdivision possibilities
- Investigation of boundaries, easement requirements
- Boundary definition for construction by others
- Creation of stratum subdivision
- identification of shared services and infrastructure
- Consulting on matters for inclusion in Strata Management Statement
- Preparation of Strata plans within the building
- Preparation of PCA surveys of all levels of office space
- Preparation of final identification survey reports
This was a very involved project and one which cemented our ability to tackle complex survey and subdivision issues in a commercial environment. |
