Background:

This project was the subdivision of 20 Ha into residential lots ranging from 2000m2 to 5000m2. The subdivision also created a drainage corridor containing 2 re built dams, and 2 sand filters for water Quality, which were dedicated to council.  We were engaged to provide surveying and management services to the project.

Our Involvement:

  1. Site detail survey for design and planning. This involved creation of a digital terrain model

    5. Drainage strategy

    7. Vegetation management plan

  4. Preparation of Development Application

  6. Engagement of civil works designer (Road and Drainage, and Storm water Quality)
  7. Obtain Part 3A Permit
  8. Engagement of civil works contractor
  9. Control survey for construction purposes
  10. Engage landscape consultant
  11. Tender for supply of plants and turf
  12. Works as executed surveys
  13.  Preparation of subdivision linen plans
  14. Obtain sign offs from DIPNR and Council
  15. Prepare draft terms of easements
  16. Obtain section 73 Certificate and approval of Integral and Telstra
  17. Marking of lots for sale and fencing
  18. Liaison with neighbour

This project was very complex involving dams which were not wanted by DIPNR, but required to be retained by council. The council adopted Master plan for the site was flawed in a number of areas, which did not ensure ease of passage through Council.

The site included the upper reaches of an un named tributary of the Nepean River, hence the interest of DIPNR.

Telstra had an optical fiber cable draped across part of the site, which when it was uncovered required a redesign of the storm water out let system.

Despite the difficulties and complexities including neighbour relationships, the project was finally finished and represents a quality and visually pleasing development.
