Solar access and overshadowing affects all developments nowadays. Councils are increasingly requiring shadow diagrams to be prepared for more and more applications, and overshadowing is increasingly becoming an issue at The Land and Environment Court.
We have seen many shadow diagrams prepared by lots of companies, most of which fail to take into account the fact that the new proposal will be located in an already built up area where shadows exist from trees and other buildings
Our shadow diagrams are based in reality. That is diagrams are prepared to show the existing overshadowing situation, then a set are produced to demonstrate any additional overshadowing which occurs as a result of the proposal.
In all cases, shadows are projected onto adjoining buildings as this is what occurs in the real world.
We are also able to prepare diagrams to show solar access into buildings.
Our diagrams have been accepted by the Land and Environment Court on may occasions as an accurate depiction of the real world situation of the shadows.
Many make mistakes when considering Magnetic deviation for the preparation of shadows. Whilst the current declination between true and magnetic north is about 12.5 degrees, in reality 9.5 degrees is the figure more likely to be used. The reason for this is historical, and is one more good reason to have a well respected Survey firm prepare your Shadow diagrams.
We can even show shadows as part of a 3D visualisation !
