The community titles legislation has been around for in excess of 15 years now and allows for a Torrens title subdivision and the creation of “Association Property” which is similar to Common Property in a strata scheme.

This method of subdivision is useful where you want a single entity being responsible for the entire parcel development ( the Community Association) yet still want to have vacant or improved freehold land to sell. It is most used for

Community land may be further subdivided by strata or additional community schemes which gives vast degrees of flexibility in the subdivision design.

Each community is governed by a Management Statement which sets out the by-laws to be observed by all occupants of the scheme.
